Yes, and we plan for both from the first sketch. The Association reviews what gets built inside the community and the City handles permitting, so we prepare the two tracks in parallel from the same set of drawings. Treating the Association as a formality at the end is the most common way a project here loses a season.

Do you design homes on deep-water canals with docks and seawalls?

Answer

Yes. On a deep-water plot the seawall, the dock and the level of the house are decided with the architecture, not afterwards. We resolve the marine works, the flood requirements and the plan together, which is the only way the garden, the pool and the frontage end up on the same level rather than stepped apart by a late engineering correction.

Can you take a Gables Estates home from architecture through to the interiors?

Yes, and that is how we prefer to work. Luxury residential architecture, interior design and construction sit in the same studio, so the envelope, the structure and the rooms are drawn together and built by The Room Work. Architectural interior design here means there is no handover in the middle where the original intent quietly disappears.

Do you work in both classical and contemporary language for a waterfront estate?

Both, and we do not have a house style to sell you. As a residential interior design and architecture studio we start from the plot, the frontage and how the family lives, and let the language follow. What stays constant is the level of resolution, not the period.

How do you keep a project discreet inside a gated community?

Answer

By keeping the site small and the information controlled. Suppliers are limited and named in advance, access is coordinated with the community, deliveries are scheduled rather than improvised, and nothing is published without written consent. In a community where every vehicle is logged at the gate, a tidy build is also a discreet one.

It moves with the size of the estate, the scope and how much is made to measure. A project that includes architecture, marine works and construction sits in a different bracket from an interior refurbishment.
